Project Overview
All Aspect Roofing and Solar Solutions were commissioned by Eddisons to refurbish a deteriorating flat roof at their commercial property in Riley Square. The roof had suffered ongoing damage from debris and grit falling from neighbouring residential flats, resulting in water ingress and repeated patch repairs. With the roof actively leaking, Eddisons required a more durable solution rather than continuing with reactive repairs. An overlay system was used to restore the roof’s weatherproofing and extend its service life, while allowing the works to be completed safely and with minimal disruption to the property.
The Challenge
Waste materials and debris regularly fell onto the roof from neighbouring residential buildings. Over time, this caused damage to the existing membrane, leading to water ingress and affecting the building below. As the property remained operational throughout the works, the project also required careful planning to manage access and working areas safely while keeping disruption to a minimum.
The Solution
Survey and Roofing Specification
Following a detailed inspection of the roof, we specified a two-layer overlay system using a Technoelast K-TMS polyester membrane underlay and Unifleks EKP cap sheet. The system was selected for its durability and suitability for refurbishing the existing roof, and is covered by a 20-year guarantee.

Roof Preparation and Installation
The roof was cleared of rubbish and carefully prepared before the new system was installed. Temporary handrails and scaffolding were put in place to provide safe working conditions, while the overlay was installed in stages with particular attention given to the roof edges and other areas requiring detailed waterproofing.
Programme and Completion
The works were completed within the planned 20-day programme, with the building remaining operational throughout and no disruption to the commercial activities taking place on site.

How It Looks
The Results
The new two-layer overlay system restored the roof’s waterproofing and provided a more durable solution for the commercial property. The selected materials offer good flexibility and weather resistance, helping the roof withstand ongoing exposure and reducing the need for reactive repairs.
The completed system is covered by a 20-year guarantee, providing the client with long-term protection and greater confidence in the refurbished roof. The project was completed within the planned 20-day programme, with no disruption to the building’s commercial operations.
