
Project Overview
All Aspect Roofing was appointed to upgrade the ageing commercial roof at Staplehurst Farm. The existing industrial roof coverings had deteriorated and contained asbestos materials, so the client required a solution that could improve weatherproofing, thermal performance and long-term durability, without the risks and costs associated with a full strip-out.
With winter approaching and a tight programme to meet, the works needed to be completed efficiently while keeping the building protected and operational throughout. The chosen approach provided a practical way to upgrade the roof while avoiding unnecessary disruption to the existing structure.
The Challenge
The existing roof included asbestos sheeting that had deteriorated with age. Removing it completely would have been costly, time-consuming and disruptive to the client’s operations, so an approach was needed that could improve the roof without requiring a full strip-out. Encapsulating the existing roof provided a practical alternative, allowing the materials to remain in place while the roof was upgraded.
With winter approaching and a tight programme to meet, the works also needed to be carefully planned around the weather. The priority was to complete the upgrade safely and efficiently, while ensuring the building remained protected throughout the work.
The Solution
Survey and Roofing Specification
Following a detailed inspection of the existing roof, we specified an overclad system that would allow the asbestos roof to remain in place while upgrading its performance. The system included 240mm of Rockwool insulation installed between new Z-bars, followed by new single-skin plastisol-coated roof sheets. The completed system is covered by a 25-year guarantee.


Planning and Coordination
The works were planned around the farm’s day-to-day activities to minimise disruption and maintain safe access throughout the project. Close coordination with the client helped ensure the work progressed efficiently and to programme.
Roof Installation
Rather than removing the existing asbestos roof, the roof was encapsulated with the new system installed over the existing structure. New insulation and roof sheets were fitted along with flashings and ridge details to provide a complete, durable and weather-resistant finish.

The Results
The completed overcladding and insulation upgrade delivered a more durable, weather-resistant and thermally efficient roof for Staplehurst Farm. By encapsulating the existing asbestos roof rather than removing it, the project avoided the cost and disruption associated with a full strip-out while providing a practical long-term solution.
The upgraded roof was completed ahead of the winter months, helping to protect the building and its operations through the colder weather. The new roofing system is covered by a 25-year guarantee and provides improved thermal performance, while the project was delivered safely, on programme and with minimal disruption to the client’s day-to-day operations.
