Project Overview
All Aspect Roofing was appointed to carry out large-scale roofing refurbishment works at Kettering Leisure Village in Northamptonshire. As a busy operational leisure facility, the building remained in use throughout the project, requiring the works to be carefully planned and delivered with minimal disruption.
The project focused on approximately 4,800m² of existing twin-skin metal roofing across the south elevation and formed phase one of a wider roofing improvement programme. The refurbishment was completed ahead of the client’s planned solar installation, providing a durable roofing system ready to support future improvements without the need for further major roofing works.
The Challenge
The client was planning a future solar installation, making it important to refurbish the existing roof beforehand. Completing the roofing works first would provide a durable base for the planned solar installation and avoid the need for major roofing works after the panels were installed.
Kettering Leisure Village remained open throughout the project, requiring careful coordination around visitors, staff, deliveries and access routes. Working areas were carefully managed to maintain safe conditions while keeping disruption to the facility’s day-to-day operations to a minimum.
The project was initially scheduled for five weeks, but periods of high winds affected the safe handling and installation of the large metal roofing sheets. The programme was adjusted around the weather to ensure the works could be carried out safely and to the required standard. As a result, the project was completed over approximately eight weeks.
The Solution
Stripping and Inspecting the Roof
The existing outer roof sheets were removed across approximately 4,800m² of the south elevation. Once exposed, the insulation and supporting components were inspected, with any wet insulation or corroded sections removed and replaced where necessary.
Upgrading the Insulation and Roof Sheets
The roof was upgraded with 230mm insulation to improve thermal performance. New plastisol-coated metal roofing sheets were then installed using stainless steel fixings, with additional fixings at the sheet joints to provide a secure and durable finish.
Finishing Details and Long-Term Performance
New flashings, trims and other roof details were installed across the elevation to improve weather resistance and provide a consistent finish. The completed roofing system is covered by a 25-year product warranty, giving the client confidence in the durability and long-term performance of the refurbishment.

The Results
The completed refurbishment significantly improved the condition and performance of approximately 4,800m² of roofing across the south elevation of Kettering Leisure Village. The upgraded system includes 230mm insulation, new plastisol-coated metal roofing sheets, stainless steel fixings and new flashings and roof details, providing improved thermal efficiency and weather protection. Damaged insulation and corroded spacer bars were also replaced where required.
The refurbishment formed phase one of the wider roofing improvement programme and was completed ahead of the client’s planned solar installation, providing a durable roof ready for future improvements. Despite challenging weather conditions, the project was delivered safely within the live leisure facility, with disruption carefully managed throughout. The completed roofing system is covered by a 25-year product warranty.
